What kinds of homes are for sale in Prosper?
Expect single-family homes in master-planned communities with amenity centers and HOAs, plus a smaller number of older homes and larger lots near the original downtown. Roughly nine in ten Prosper homes are owner-occupied, by Census estimates.
Because so much of the town is new, you will often compare a builder's home with a lightly lived-in resale. See new construction homes in Prosper for how buying from a builder works.
Which parts of Prosper should you start with?
Think of Prosper in three bands. West Prosper, in Denton County, is led by Windsong Ranch near US 380 and Teel Parkway. The middle follows the Dallas North Tollway and Preston Road, including Star Trail. East and central Prosper hold downtown and earlier subdivisions such as Gentle Creek and Lakes of Prosper.
The Prosper community guide covers each area. If a backyard pool matters, read houses for sale with a pool in Prosper.
What should buyers check before making an offer in Prosper?
Confirm the county. West Prosper is valued by the Denton Central Appraisal District, and most of the rest by Collin's, so tax rates differ.
Confirm the school district. Prosper ISD serves most of town, but a small southwest corner is in Denton ISD.
Confirm the electric utility. The Town lists Oncor, CoServ Electric and Grayson-Collin Electric Cooperative, and only Oncor addresses shop for a retail plan.
Check the neighbors outside town limits. Light Farms and Artesia have Prosper-area addresses but Celina utilities, and Light Farms has a MUD. Read property taxes in Prosper before comparing payments.
Common questions
Are most homes in Prosper new construction?
A large share are new or nearly new, because Prosper grew about 51% from April 2020 to July 2025 by Census estimates. Builders are active in several planned communities. Resales in earlier subdivisions are also available.
Is Windsong Ranch in Collin or Denton County?
Windsong Ranch is in west Prosper, on the Denton County side. That means the Denton Central Appraisal District values those homes. Compare the full tax rate with a Collin County address before deciding.
