Property taxes in Southlake, TX combine several local rates. They come from the city, your school district, Tarrant County, the county hospital district and Tarrant County College. Texas has no state property tax and no personal income tax. So these local rates are the main tax cost of owning a home.

Which taxing units are on a Southlake bill?

For most homes in Tarrant County, the bill includes the City of Southlake and the school district. It also includes Tarrant County, the Tarrant County Hospital District and Tarrant County College. Homes in the small Denton County area are valued by Denton CAD instead.

Values are set as of January 1. Bills are generally due by January 31 of the next year.

What are the current adopted rates?

Rates are per $100 of taxable value:

City of Southlake, fiscal 2027: $0.29. The city says that is below its no-new-revenue rate. Carroll ISD, 2026-27: $0.9269. Tarrant County, adopted September 2026: $0.186.

The hospital district and the college district set their own rates. Homes in GCISD, Keller ISD and Northwest ISD carry those districts' rates. Check the appraisal record for the full list on any home.

What exemptions can lower my bill?

The city offers a 20% homestead exemption, which it calls the highest level the law allows. It also reported a $75,000 over-65 exemption and a $75,000 disability exemption. Owners 65 and older also get a tax freeze.

School districts must exempt $140,000 of a homestead's value. Owners 65 or older or disabled get $60,000 more. File with the Tarrant Appraisal District before May 1. There is no fee. Denton County addresses file with Denton CAD.

How much can my appraisal rise?

Once your homestead qualifies, its appraised value cannot rise more than 10% a year. The cap starts January 1 of the next tax year. A short-term 20% circuit breaker limit covers some non-homestead property valued at $5,320,000 or less.

How do I protest my value?

The deadline is May 15 or 30 days after your notice is mailed, whichever is later. The Tarrant Appraisal District lets you file online with your account number and PIN.

What about TIRZ and special districts?

Carroll ISD explains that Southlake's tax increment reinvestment zone (TIRZ) does not create a new tax. It sends part of the growth in taxes to projects inside the zone. A home may be in a MUD or a similar water district. If so, Texas law requires the seller to give you a written notice with the district's tax rate before you sign.
