What is the Freddie Mac weekly rate on this page?

The Primary Mortgage Market Survey (PMMS) is a national average, not a quote and not a Florida-only figure. Freddie Mac builds it from thousands of loan applications submitted through its Loan Product Advisor system. It tracks 30-year and 15-year fixed-rate conventional purchase loans.

The survey assumes a strong starting point: good to excellent credit, 20% down, and a one-unit, owner-occupied single-family home. Freddie Mac publishes it on Thursdays at 12 p.m. ET, averaging rates offered from the prior Thursday through Wednesday. Use it to see which way rates are moving.

Why could my Florida mortgage rate be different?

Lenders price each loan on its own risk. The main levers are your credit score, down payment, discount points and loan type, since conventional, FHA, VA and USDA loans price differently.

Property type matters in Florida. For a condo, the lender reviews the whole project and its association, not just your unit, and a project that falls short can narrow your loan choices. Homeowners insurance and property taxes are part of the estimated monthly payment on your Loan Estimate, so a higher insurance quote raises the payment you must qualify for. Get insurance quotes early and test them in the mortgage calculator.

What is the difference between the rate and the APR?

The interest rate is the yearly cost of borrowing the money itself. The APR is broader: it adds points, broker fees and certain other loan charges. That is why the APR is usually higher than the rate, and why it is the better figure for comparing total cost between offers.

When should I lock my mortgage rate?

A rate lock holds your rate from offer to closing, as long as you close within the lock period and your application does not change. Locks commonly run 30, 45 or 60 days, and extending one can be expensive. A change in loan type, down payment, credit or verified income can still change the rate.

Ask each lender what the lock covers, what an extension costs, and what happens if rates drop after you lock. Match the lock to your closing date.

How do I compare Loan Estimates from different lenders?

Every lender must send you a standard three-page Loan Estimate within three business days of your application. Because the form is the same everywhere, offers line up side by side. Page 1 shows the rate, monthly payment and estimated closing costs. Page 2 breaks out loan costs and the services you can shop for. Page 3 shows the APR.

Request estimates on the same day, for the same loan type and down payment. Set a price range first with the affordability calculator, and check first-time home buyer programs in Florida, since some come with their own first mortgage.

Weekly. Freddie Mac publishes the survey on Thursdays at 12 p.m. ET, covering rates offered from the prior Thursday through Wednesday. When a holiday falls on a Thursday, it comes out on Wednesday instead.

Does buying a condo in Florida affect my mortgage?

It can. For a condo loan, the lender reviews the building and its association as well as your finances. A project that does not meet the lender's standards can limit your loan options, so ask about project approval before you make an offer.

Should I compare the APR or the interest rate?

Look at both, but use the APR to compare total loan cost, because it includes points and certain fees. Make sure the offers use the same loan type, term and down payment.
