Where are new homes being built in Cape Coral?

Cape Coral was divided into lots starting in 1958, so many new homes go up on individual lots between existing houses. In the northern quadrants, check if the lot is in a Utilities Extension Project area. If city water and sewer have not arrived yet, a new home may start on a well and septic, and a fee (an assessment) follows when the lines are installed.

How do I buy a new home from a builder?

Bring your own agent to the first visit or call. Many builders require your agent to be registered at first contact, and the builder's sales staff represent the builder.

Read the builder's contract closely. It is usually the builder's own form, with its own deposit terms, completion dates and rules for changes. Ask what the warranty covers, for how long, and how to file a claim.

Pay for your own inspections, even on a new home. Do one before drywall covers the framing, wiring and plumbing, and one more before closing. Perks like help with closing costs or a lower rate often depend on using the builder's lender. So compare the full offer, not just the headline.

Are there CDD fees or permits to understand?

Some Florida communities sit inside a Community Development District (CDD), which can levy its own taxes or assessments on top of county taxes.
