Where are condos in Dallas?

Uptown, just north of downtown, is one of the densest parts of Dallas. It has residential towers and apartment buildings along the Katy Trail. Downtown adds the Arts District and the West End, and all four DART light rail lines pass through it.

What do condo fees cover, and why do reserves matter?

HOA dues usually pay for building insurance, common areas, amenities and future repairs. Ask what the dues include and whether a special assessment has been approved. Ask how large the reserves are compared with upcoming projects.

What is the Texas condo resale certificate?

Under Texas Property Code Section 82.157, the association must furnish a resale certificate within 10 days of a written request. It lists fees tied to the sale, current assessments and reserves for capital expenses. It also lists the insurance the association carries and any pending lawsuits or unpaid judgments.

It must also disclose any right of first refusal or other restraint on transfer. Read it with your agent before your option period ends.

Which rental and building rules should I check?

Read the declaration, bylaws and rules for leasing limits, minimum lease terms, pet rules and parking. If you may rent the unit later, confirm the rules allow it before you buy.
