What exemptions can Grapevine owners claim?
School districts must exempt $140,000 of a homestead's value, plus $60,000 more for owners 65 or older or disabled. The Tarrant Appraisal District charges no fee to file, and you can apply online, by mail or in person.
Community Impact reported in 2022 that the City approved a tax freeze for owners 65 and older and disabled owners, with a $75,000 senior exemption and a $10,000 disability exemption. Confirm current amounts with TAD.
How does the 10% homestead cap work?
After you qualify for a homestead exemption, the appraised value used for taxes generally cannot rise more than 10% a year, plus new improvements or extensive renovations. The cap starts the year after you first qualify. Bills are generally due by January 31 of the following year.
How do you protest your appraised value?
The deadline is May 15 or 30 days after your notice, whichever is later. TAD accepts protests online with your account number and PIN. Bring recent sales of similar homes and photos of any condition issues.
What about MUDs and PIDs in Grapevine?
If a home is in a MUD or similar water district, Texas law requires the seller to give written notice of its tax rate before you sign. Ask the title company to list every taxing unit on the account.
Put the full rate into the mortgage calculator, and compare it with the total cost of living in Grapevine.
