Which new communities are coming to Denton?

Landmark by Hillwood, once called Hunter Ranch, covers 3,200 acres along I-35W. Plans call for 6,000 homes and 1,100 acres of outdoor recreation. Hillwood named nine builders for the first phase. They include David Weekley, Highland Homes, Perry Homes and Toll Brothers.

Cole Ranch is a Johnson Development community west of I-35W. It covers 3,100 acres, with about 4,365 homes planned and sales expected in 2027. The developer reserves 206 acres for Denton ISD schools. Robson Ranch, which its developer markets as a 55+ community, is also in southwest Denton.

How does buying from a builder work?

The model-home sales consultant works for the builder. Bring your own agent to the first visit, or register your agent before you walk in. Many builders will not add one later.

Texas has state-issued new home contracts, but builders often use their own. Review the completion date, delay terms and deposits with your agent. Builders often offer upgrades or closing-cost help instead of price cuts. Compare any lender incentive with an outside quote.
