How is a Captiva property tax bill built?
The Lee County Property Appraiser sets each property's value. Taxing authorities, such as the County Commission and the School Board, set millage rates. A mill is one dollar of tax per $1,000 of taxable value.
Taxable value times the millage gives your ad valorem taxes. Non-ad valorem assessments for services, such as solid waste, are added on. They do not depend on value. Read the current bill for any home you consider to see every line.
What is the TRIM notice and when is the bill due?
In August, the Property Appraiser mails the Notice of Proposed Property Taxes, or TRIM notice. It shows market value, exemptions and proposed taxes before rates are final. Did you buy after January 1 and see a homestead exemption? It was the prior owner's and will be removed.
Bills go out in November and are due by March 31. Paying early earns 4% off in November, 3% in December, 2% in January and 1% in February.
How does the homestead exemption work on Captiva?
Is Captiva your permanent home on January 1? Then file with the Lee County Property Appraiser by March 1. The exemption removes the first $25,000 of assessed value from all taxes. It also removes up to $26,411, for 2026, from non-school taxes on assessed value above $50,000.
From the next year, Save Our Homes limits increases in assessed value to 3% or the CPI change, whichever is less. Portability lets you bring up to $500,000 of Save Our Homes benefit from a prior Florida homestead. You must set up the new one within three years.
What if my Captiva home is a second home or rental?
Second homes and rentals get the 10% non-homestead assessment limit. It does not apply to school taxes. After a sale, the property is reassessed at full market value the next January 1.

How does the Property Appraiser's value affect renovations?
At permit time, Lee County tests the 50% rule. It uses the Property Appraiser's assessed structure value, not the land. You may submit a Florida-licensed appraisal of the depreciated value instead. That same record helps you estimate how much renovation a home allows.
Common questions
Does Captiva have city property taxes?
No. Captiva is unincorporated, so there is no city millage. The bill includes Lee County, school and district levies plus non-ad valorem assessments.
When is the homestead deadline on Captiva?
March 1. You must own the home and make it your permanent residence by January 1 of that year. File with the Lee County Property Appraiser.
Does buying through an LLC affect the 10% cap?
Yes. The 10% non-homestead cap resets with a change in ownership or control. That includes a transfer to an LLC. The property is reassessed at full market value the next January 1.
