The cost of living on Captiva is driven by housing, flood and wind insurance, property taxes, association fees and the causeway toll. There is no state income tax. What does housing cost on Captiva?

How much are property taxes on Captiva?

What should I budget for insurance on Captiva?

Much of Captiva lies in FEMA high-risk zones, so lenders will usually require flood insurance. NFIP policies usually start after a 30-day wait. Home limits are $250,000 for the building and $100,000 for contents.

Wind insurance is separate. Get quotes for the exact address, and ask how roof age, windows and elevation affect the price. Lee County notes that building one foot above the base flood elevation can lower flood insurance rates.

Which utilities will I pay on Captiva?

Island Water Association supplies water to Sanibel and Captiva. It is a nonprofit utility owned by its members. LCEC provides electricity. Many properties rely on septic, so budget for inspections and pumping.

What does getting to and from Captiva cost?

The Sanibel Causeway toll is $6.00 for a two-axle vehicle with a transponder. It is collected only on the way onto Sanibel. Pay-by-plate adds a $3 administrative fee. Captiva is about 13 miles from the causeway and 31 miles from Fort Myers.

Beach parking at Alison Hagerup Beach Park is $15 for one hour, $25 for two or $40 for the day. Turner Beach charges $5 per hour. Short trips are easy by bike. Sanibel's shared use paths end at the Blind Pass bridge.

What are sales tax and income tax on Captiva?

Florida's general sales tax rate is 6%. Lee County adds a 0.5% surtax that runs through December 31, 2028. Most taxable purchases carry 6.5%.

Florida's constitution bars a state tax on the income of natural persons beyond the federal credit. So there is no state personal income tax.
