How is a North Fort Myers property tax bill built?
The Lee County Property Appraiser sets each property's value. Local taxing authorities, such as the County Commission and the School Board, then set millage rates. A mill is one dollar of tax per $1,000 of taxable value.
Your taxable value times the millage rates gives your ad valorem taxes (taxes based on value). Non-ad valorem assessments are added for services such as solid waste or fire. They do not depend on value.
What is the TRIM notice and when do bills arrive?
In August, the Property Appraiser mails the Notice of Proposed Property Taxes, called the TRIM notice. It shows market value, exemptions and proposed taxes before rates are final. Did you buy after January 1 and see a homestead exemption? It belonged to the prior owner and will be removed.
Bills go out in November and are due by March 31. Paying early earns a discount: 4% in November, 3% in December, 2% in January and 1% in February.
How does the homestead exemption work in North Fort Myers?
If the home is your permanent residence on January 1, file with the Lee County Property Appraiser by March 1. The exemption removes the first $25,000 of assessed value from all taxes. An additional exemption of up to $26,411, for 2026, applies to non-school taxes on assessed value above $50,000.
The next year, Save Our Homes limits increases in assessed value to 3% or the change in the CPI, whichever is less.
Can I bring my Save Our Homes benefit from another Florida home?
Yes, through portability. You can transfer up to $500,000 of your prior Florida homestead's Save Our Homes benefit. You must set up the new homestead within three years of January 1 of the year you left the old one. File by March 1.
What if the home will not be my homestead?
Second homes, rentals and vacant land get the 10% non-homestead assessment limitation instead. It does not apply to school taxes. After a sale, the property is reassessed at full market value the next January 1, and the cap starts again the following year.
Are there CDD or other special assessments in North Fort Myers?
Some newer communities in Florida sit inside a Community Development District. A CDD can levy taxes or assessments in addition to county taxes. Florida law requires a bold notice in the contract for an initial sale. Ask for the current tax bill of any home you consider.

Will my taxes match the seller's bill?
Often not. The seller's homestead exemption and Save Our Homes cap end with the sale, and the home is reassessed at market value the next January 1. Estimate taxes on your own purchase price and exemptions.
Does North Fort Myers charge city property taxes?
No. It is unincorporated, so there is no city millage. Your bill includes Lee County, school and special district levies plus non-ad valorem assessments.
