What should I inspect on a Lewisville pool home?

Expansive clay soils are common in the Dallas–Fort Worth area. They swell when wet and shrink when dry. That uneven movement can stress slabs, decks and pool shells. Ask a pool inspector to check for cracks, leaks, deck gaps and equipment age. Ask the seller for any foundation repair records.

A leaking pool or sprinkler line can also add water to the soil on one side of the house. So look at both together.

Were the pool and fence permitted?

The City of Lewisville's Building Services Division lists underground pools, fences and foundation repairs as work that needs a permit. Ask the seller for the pool permit and final inspection. Confirm the fence gates close and latch on their own.

Texas Health and Safety Code Chapter 757 sets pool-yard rules for apartment complexes and property owners' association pools. It does not cover private backyards. For a private pool, the city's adopted code and your HOA rules apply.

What about HOA rules and insurance?

HOAs often set rules for fence height, materials and where equipment goes. Read the deed restrictions before you plan changes. Tell your insurer about the pool. Ask how liability coverage and the wind and hail deductible work on the policy.
