What is it like to live in Lewisville?

Lewisville sits at the southern end of Denton County, where I-35E meets State Highway 121. Lewisville Lake is on its northern edge. The lake covers 29,000 acres with 233 miles of shoreline. Boating, fishing and lakeside parks are part of everyday life.

The city grew quickly after DFW Airport opened in 1974. It went from about 24,000 residents in 1980 to nearly 78,000 in 2000. In November 2021 it added the Castle Hills community to the city. The Census Bureau now estimates about 139,000 residents.

Owners occupy about 46% of homes, and the average commute is about 25 minutes.

Which parts of Lewisville should I look at?

Old Town, along historic Main Street, has the Lewisville Grand Theater and an A-train station. Castle Hills is a master-planned community with its own golf course that became part of the city in 2021.

South Lewisville, around Vista Ridge and SH 121, is close to Carrollton, Coppell and DFW Airport. North Lewisville is closest to the lake, Lewisville Lake Park and the Highland Village/Lewisville Lake station. Central and west Lewisville hold many homes from the city's 1980s and 1990s growth.

A quick way to start: if the lake is the reason you are moving, tour north Lewisville first. If you fly often or commute toward Dallas, compare south Lewisville and Castle Hills. If you want a walkable main street and the A-train, look around Old Town.

How do you get around Lewisville?

I-35E is the main north–south route, and SH 121 and the Sam Rayburn Tollway run along the southeast edge. Main Street (FM 1171), FM 407 and Round Grove Road (FM 3040) carry east–west traffic.

Lewisville is part of the Denton County Transportation Authority, not DART. The 21-mile A-train stops at Hebron, Old Town and Highland Village/Lewisville Lake. It connects to the DART Green Line at Trinity Mills in Carrollton. GoZone on-demand vans cover trips within Lewisville.

How do schools work in Lewisville?

Lewisville ISD serves the city with neighborhood schools by attendance zone and a school locator. It also has programs of choice, such as its STEM and collegiate academies. Lewisville High School uses separate campuses for ninth and tenth graders and for juniors and seniors.

Charter and private schools also operate in the city. Check official ratings at TXschools.gov, and verify school assignment for any address directly with the district.

What is there to do in Lewisville?

Lewisville Lake Park covers 622 acres on the lake's south shore, with beaches, picnic areas and boat ramps. The Lewisville Lake Environmental Learning Area (LLELA) protects about 2,000 acres below the dam. You can hike, camp, fish and paddle there.

In Old Town, the Lewisville Grand Theater hosts shows and summer concerts. The free Western Days festival fills the last weekend of September.

What costs should I plan for in Lewisville?

Most of Lewisville is in Denton County, so you file your homestead exemption with the Denton Central Appraisal District. Your tax bill combines the city, the county, the school district and any special district.

Near the Elm Fork delta and Timber Creek, check flood maps and ask about flood insurance. In Castle Hills and newer subdivisions, ask about HOA dues and any other assessments.

Living in Lewisville keeps the commute short. Nearby Flower Mound, Highland Village, Carrollton and The Colony are also close. If you want rail, look near an A-train station. Compare commute times at rush hour, and decide whether you want to be near the lake, Old Town or SH 121.

What is the rush-hour commute like from Lewisville on I-35E and SH 121?

I-35E and SH 121 are the main routes toward Dallas, Coppell and DFW Airport. Traffic on both changes a lot by time of day. Drive the trip at your real commute times before you buy. The Sam Rayburn Tollway and the A-train connection to DART at Trinity Mills are alternatives.

Is the commute between Carrollton and Lewisville manageable?

The two cities border each other along I-35E and SH 121, so many trips are short. The A-train also links Trinity Mills in Carrollton with Hebron and Old Town in Lewisville. It runs every half hour on weekdays. Test your route at rush hour, since construction can change drive times.

Is Castle Hills part of Lewisville?

Yes. The City of Lewisville annexed the Castle Hills community in November 2021. Ask how city services, taxing units and any HOA or other assessments apply to the specific address before you buy.
