Living in Fort Myers Beach, Florida means life on Estero Island, a barrier island seven miles long. The Gulf is on one side and Estero Bay is on the other. The town is still rebuilding after Hurricane Ian in 2022. So newcomers need to understand flood rules, elevation and insurance, not just the beach.

What is it like to live in Fort Myers Beach today?

Fort Myers Beach is a small town on Estero Island, incorporated in 1995, with about seven miles of Gulf beach. The 2020 Census counted 5,582 residents, and the Census estimated 5,287 in July 2025. Estero Boulevard runs the length of the island.

Hurricane Ian hit the town directly on September 28, 2022. The Town says nearly every structure was affected. Rebuilding is still going on. Many homes and businesses are new and raised up, while some parks and properties are still under repair. In 2026 the Town started a Recovery and Resilience Plan to guide the next phase.

Which parts of Fort Myers Beach should I look at?

The north end holds Times Square, the downtown district, Lynn Hall Memorial Park and Bowditch Point, all near the Matanzas Pass Bridge. The middle of the island mixes gulf-front buildings with bayside canal streets near Bay Oaks Park and the Mound House.

The south end runs toward Big Carlos Pass and Lovers Key State Park, with a new fixed bridge to Bonita Beach. If island rules or costs do not fit, look just off the island along San Carlos Boulevard and Summerlin Road in Fort Myers.

How do I get on and off the island?

Two bridges connect Estero Island to the mainland. The Matanzas Pass Bridge at the north end links to San Carlos Boulevard. The new Big Carlos Pass Bridge at the south end links to Lovers Key and Bonita Beach. The new Big Carlos span had its ribbon-cutting on June 30, 2026. In peak season, Estero Boulevard traffic can be slow. Plan trips off the island early or late.

LeeTran Routes 410 and 490 run between the Beach Park and Ride, Times Square, Bowditch Point and Lovers Key. Route 50 links the Park and Ride to Southwest Florida International Airport (RSW).

How do schools work for Fort Myers Beach?

The School District of Lee County runs public schools. Under its 2026–27 plan, any student in the county may request the Fort Myers Beach school, but district buses are not provided for that choice. There is no high school on the barrier islands, so island high schoolers are assigned to nearby mainland sub-zones.

Verify school assignment for any address directly with the district. Official grades are on the FLDOE school grades site.

What is there to do outdoors on Fort Myers Beach?

The Gulf beach is the main attraction, along with fishing, paddling and shelling. Lovers Key State Park, just south, has more than two miles of beach and kayak trails. The Mound House is a Calusa shell mound site with nearly 2,000 years of occupation. Estero Bay, on the island's back side, is a favorite for kayaking and fishing.

Several Lee County parks are closed for Ian repairs as of September 2026, including parking at Bowditch Point, Lynn Hall Memorial Park and Matanzas Pass Preserve. Check each park's page before you go.

What costs should I plan for on Fort Myers Beach?

Nearly all of the island is in FEMA high-risk flood zones. These are marked VE or AE on maps that took effect November 17, 2022. Flood insurance, wind insurance and elevation drive the monthly cost of owning here. The FEMA 50% rule decides if an older home can be repaired or must be rebuilt higher.

The Town requires a new hurricane re-entry pass each season. Short-term rentals must register with the Town. If the island is your main home by January 1, file for homestead exemption by March 1. You file with the Lee County Property Appraiser.

Parts of town to know: Fort Myers Beach

Has Fort Myers Beach recovered from Hurricane Ian?

Recovery is well under way but not finished. Ian hit the town directly on September 28, 2022. The Town says it has made fast progress since then. Many homes and businesses have been rebuilt higher. Some public parks are still under repair in 2026. The Town also launched a Recovery and Resilience Plan that year. Visit in person to see the current state of any street.

How does the 50% rule work on Fort Myers Beach?

Say repairs or upgrades cost more than 50% of a building's market value. Then the whole structure must meet current flood rules, which usually means raising it. The Town uses the building value on the Lee County Property Appraiser's Tax Roll Value Letter. A certified independent appraisal also works. Half of that building value is your threshold. Replacement cost cannot be used instead of market value.

Can I rent my Fort Myers Beach home to vacationers?

Yes, if you register it. Vacation rentals must register with the Town through its Rentalscape portal and display the Town registration number in all advertising. Owners must name a contact available 24/7 who can act within one hour on code-of-conduct issues. State licensing through the Florida DBPR also applies.

Do I need a hurricane pass to get back on the island?

Yes. The Town issues a new hurricane re-entry pass each season, and passes from earlier seasons are no longer accepted. Pick one up at Town Hall during business hours before the season starts.

What flood zone is Fort Myers Beach in?

Most properties are in VE or AE high-risk zones on FEMA maps that took effect November 17, 2022. Those maps added a Coastal A zone and a Limit of Moderate Wave Action line, which can raise building and insurance requirements. If a lot falls in two zones, the stricter one applies. Look up each address on the Town's flood map.

Is there a school on Fort Myers Beach?

The School District of Lee County lets any student in the county request the Fort Myers Beach school, but the district does not provide busing for that choice. There is no high school on the island, so older students attend mainland schools. Verify school assignment for any address directly with the district.
