Living in Estero, Florida means a young village of planned communities, parks and shops. It sits between Fort Myers and Bonita Springs. Estero lies inland from the Gulf along US 41 and I-75. The Estero River and Estero Bay are on its west side.

What is it like to live in Estero?

Estero is one of Lee County's newest towns. Residents voted to form a village, and the Village of Estero became official on December 31, 2014. The 2020 Census counted 36,939 residents. The Census estimated 38,365 in July 2025.

Daily life centers on US 41, Corkscrew Road, Three Oaks Parkway and I-75. Much of the housing sits inside planned, often gated communities with their own amenities. The Village calls its approach 'Government Lite.' It hires out many services and keeps a small staff. Even before the Village formed, local design rules shaped how buildings and landscaping look along US 41.

Which parts of Estero should I look at?

Think of Estero in five bands running north to south. Closest to Estero Bay, west of US 41, are bayside planned communities such as The Brooks. The US 41 corridor holds Coconut Point, the Lee Health campus and the future Village Center.

The historic Estero River area around Broadway and Koreshan State Park has older homes and new river parks. Between US 41 and I-75, Three Oaks Parkway and Corkscrew Road lead to communities such as Villages at Country Creek and Stoneybrook. East of I-75, near Florida Gulf Coast University, communities such as Belle Lago line Corkscrew Road.

How do I get around Estero?

Plan on driving. Outside of Coconut Point and a few paths, Estero depends on cars. Corkscrew Road (Exit 123) connects I-75 to US 41. Southwest Florida International Airport (RSW) is to the north in Lee County. The airport says it offers nonstop service to more than 75 places.

LeeTran Route 240 links Coconut Point Mall with the South Fort Myers transfer station. LinC Route 600 goes on south into Collier County. Check how walkable any address is on Walk Score.

How do schools work in Estero?

The School District of Lee County runs public schools in Estero. The Village lists Pinewoods Elementary, Three Oaks Middle and Estero High as its public schools. But the actual school a child goes to depends on the district's plans. Florida Gulf Coast University, a public university, sits on the village's northeast border.

Elementary and middle schools use a proximity plan. Parents rank schools in their zone, and a lottery fills seats. High schools use choice zones with sub-zones. Check the school for any address with the district. See official grades on the FLDOE school grades site.

What is there to do outdoors in Estero?

Koreshan State Park is on Corkscrew Road at the Estero River. It keeps a settlement from the late 1800s, bamboo trails and river access. Estero Bay Preserve State Park protects 11,381 acres along the bay. Lee County's Estero Park and Recreation Center has courts, a dog park, disc golf and an amphitheater.

The Village has also bought land for parks. Estero RiverPark covers 62.5 acres at Corkscrew Road and US 41. River Oaks Preserve is off Broadway. Gulf beaches at Lovers Key State Park and Bonita Beach are a short drive west.

What costs should I plan for in Estero?

About 45% of the village is in a FEMA Special Flood Hazard Area. Estero holds a Community Rating System Class 6. That gives NFIP policyholders in those areas a 20% discount. In 2024 FEMA reviewed that rating. In November 2024 it confirmed the discount would stay.

Most communities have HOA dues. Some add club fees or a Community Development District (CDD) charge on the tax bill. Is Estero your permanent home by January 1? Then file for homestead exemption with the Lee County Property Appraiser by March 1.

Is Estero in a flood zone?

About 45% of the Village of Estero is in a FEMA Special Flood Hazard Area. Most of it is zone AE or A. In those zones, flood insurance is required if you have a federally backed mortgage. Estero's Community Rating System Class 6 gives NFIP policyholders there a 20% discount. Check each address on the Village's flood map before you make an offer.

What is a CDD in Estero?

A Community Development District is a special taxing district. It pays for a community's roads, drainage or amenities. Its charge shows up on your property tax bill. Some Estero communities, such as The Brooks, have one. Before you buy, ask for the CDD charge, any bond debt still owed and the HOA budget.

Who provides water and trash service in Estero?

Lee County Utilities serves homes north of Williams Road. Bonita Springs Utilities serves homes south of it. Lee County Solid Waste handles garbage, recycling, yard waste and hazardous waste. Florida Power & Light provides power.

What happened in Estero during recent hurricanes?

Estero sits inland, but it has low areas along the Estero River and near Estero Bay that can flood. Hurricanes Helene and Milton hit in 2024. After a FEMA review, the Village kept its flood insurance discount. Village staff check homes for substantial damage after major storms, and you can look up their letters by address.

When is the homestead exemption deadline in Estero?

File with the Lee County Property Appraiser by March 1 of the year you qualify. You must own the home and make it your permanent home by January 1. The exemption removes the first $25,000 of value from all property taxes. It takes off more for non-school taxes. Save Our Homes then limits yearly assessment increases to 3%.
