Sanibel Island, Florida is a barrier island city of low buildings, nature preserves, beaches and bike paths. You reach it by a toll causeway from Fort Myers. Since Hurricane Ian in 2022, buyers also weigh elevation, flood insurance and rebuilding rules.

What is it like to live on Sanibel Island?

Sanibel is a small city on a barrier island off Fort Myers, with 6,382 residents in the 2020 Census. Building follows the Sanibel Plan, the city's comprehensive plan, which keeps the island low-rise and protects its preserves. Daily life centers on beaches, wildlife areas and more than 26 miles of shared use paths.

Hurricane Ian struck on September 28, 2022, and Helene and Milton followed in 2024. Since Ian, the city has adopted or proposed more than 50 ordinances to help rebuilding. These include rules that let homes rise to meet flood elevations. Many homes have been repaired or rebuilt. Others are still in progress.

Which parts of Sanibel should I look at?

The east end, near the causeway and the lighthouse, is closest to the mainland. Periwinkle Way runs through the middle as the island's main street, with shops, the recreation center and Tarpon Bay Road nearby.

Along West Gulf Drive, homes and resorts face the Gulf. Sanibel-Captiva Road runs west past the Ding Darling refuge toward Bowman's Beach and Blind Pass. The areas differ mostly in flood zone, distance to the causeway and beach access. The island is small, so all four areas share the same causeway. They also share the same trip to mainland shopping.

How do I get on and off Sanibel?

The Sanibel Causeway is the only road link, running from McGregor Boulevard in Fort Myers. The toll for a two-axle car is $6 with a LeeWay transponder. By plate, it is $6 plus a $3 fee. Ian partially destroyed the causeway. After emergency repairs, it reopened to all traffic in October 2022, and permanent repairs were finished in 2024.

On the island, many residents bike or walk the shared use path. Southwest Florida International Airport (RSW) is on the mainland and offers nonstop flights to more than 75 places.

How do schools work for Sanibel?

The Sanibel School is a K–8 public school on the island, run by the School District of Lee County. Any student in the county may ask to attend. But the district does not provide buses for that choice. High school students attend mainland schools, since there are no high schools on the barrier islands.

What is there to do outdoors on Sanibel?

The J.N. "Ding" Darling National Wildlife Refuge has a four-mile Wildlife Drive, closed on Fridays. The refuge is part of the largest wild mangrove area in the United States. The city runs seven public beach locations, including Lighthouse, Bowman's and Blind Pass.

The Sanibel-Captiva Conservation Foundation (SCCF) runs preserves with public trails and a native plant nursery. Shelling, biking, paddling and birding fill most weekends.

What costs should I plan for on Sanibel?

Flood and wind insurance, elevation and the FEMA 50% rule shape what you can afford. The city checks every permit under the 50% rule, using the building's pre-storm value, minus wear and age. Budget for causeway tolls and a resident beach parking permit. Also plan for the solid waste fee on your tax bill. The city is looking at a possible stormwater fee in its fiscal year 2027 budget process. None had been adopted when this guide was written.

Is Sanibel your permanent home by January 1? Then file for homestead exemption with the Lee County Property Appraiser by March 1. Resident beach parking permits cost $14 for 2025. The 2026 permits go on sale October 6, 2026.

Has Sanibel recovered from Hurricane Ian?

Sanibel has made major progress, but recovery goes on. Ian hit on September 28, 2022, and Helene and Milton added damage in 2024. The city has adopted or proposed more than 50 ordinances to support rebuilding. In June 2026, it let ground-level homes rise up to ten feet above grade, no matter the height limits. Visit in person to see each street.

How much is the toll to get to Sanibel?

The Sanibel toll plaza charges $6.00 for a two-axle vehicle with a LeeWay transponder or other accepted transponder. Without one, pay-by-plate adds a $3 fee. Tolls are only charged on the way onto the island.

How does the FEMA 50% rule work on Sanibel?

All Sanibel building permits get a 50% rule review. Market value means the value of the building alone, before the storm, minus wear and age. If repairs cost more than 50% of that value, the building must meet flood rules. That may mean elevating it or turning the ground floor into parking and storage.

Can I rent out my home on Sanibel?

Rentals are allowed. But every real estate rental on Sanibel needs a City Business Tax Receipt before it starts, including annual leases and short-term rentals. The city also publishes a rental guide for owners. Zoning rules can set minimum rental periods. Confirm current rules with the city and your condo or HOA before you buy.

Do I need a hurricane re-entry pass on Sanibel?

Yes. Residents and property owners on Sanibel or Captiva can get a green re-entry permit from the City of Sanibel. Permits issued in 2024 are still valid for 2026. Apply by email or in person at the Sanibel Police Department or the Recreation Center.

Is there a public school on Sanibel?

Yes. The Sanibel School serves kindergarten through eighth grade. Any student in Lee County may ask to attend, but without district buses. High school students go to mainland schools. Check the school for any address directly with the district.
