Lehigh Acres is one of Lee County's largest communities, just east of Fort Myers. It has no city government of its own. Most of it is homes, and you need a car. The big questions are commute time, water and septic, and where in its 93 square miles a home sits.

What is it like to live in Lehigh Acres?

Lehigh Acres is an unincorporated community in eastern Lee County. That means Lee County government handles planning, roads and permits. The 2020 Census counted 114,287 residents across about 93 square miles of land. That makes it larger than the City of Fort Myers in both people and area.

Daily life centers on homes and cars. Shops and services line Lee Boulevard, Homestead Road and Gunnery Road. Most areas are hard to get around on foot, so check any address on Walk Score. The community has its own hospital, HCA Florida Lehigh Hospital on Lee Boulevard, plus a regional library and several county parks.

Which parts of Lehigh Acres should I look at?

Lehigh Acres is so large that where you live in it shapes your commute more than almost anything else. The west side, near Gunnery Road and Lee Boulevard, is closest to Fort Myers and I-75. The south side along SR 82 points toward Gateway and the airport. The inner streets can add many minutes to every trip.

Most trips head west on Lee Boulevard, which links to Colonial Boulevard toward Fort Myers. Other routes are Daniels Parkway, SR 82 and SR 80 (Palm Beach Boulevard). The Census Bureau puts the average commute for Lehigh Acres workers at 38.2 minutes. That is the longest of Lee County's large communities. How do schools work in Lehigh Acres?

Public schools in Lehigh Acres are run by the School District of Lee County. Where your child goes is not set by a simple boundary line. Elementary and middle schools use a Proximity Plan. Parents rank the schools in their proximity zone, and a lottery fills seats using factors such as siblings and distance.

High school uses three large choice zones (West, East and South), each split into sub-zones. Magnet and advanced programs have their own applications. What do people do for fun in Lehigh Acres?

County parks are the heart of free time here. Lehigh Acres Park has the community pool, sports fields, pickleball and a disc golf course. Veterans Park and Recreation Center on Homestead Road has a gym, splash pad, skate park and the Paws 4 Duty dog park.

Lehigh Acres Trailhead Park sits on a former golf course. A half-mile paved trail loops around its restored prairie. Just south, Wild Turkey Strand Preserve has a boardwalk through cypress and marsh. Caloosahatchee Regional Park and Hickey Creek Mitigation Park are a short drive north in Alva.

What costs should I plan for in Lehigh Acres besides the mortgage?

First ask how the home gets water and handles wastewater. A private well and septic system mean upkeep and inspections. Homes on FGUA service pay monthly water and sewer bills. Insurance still matters inland: price homeowners and flood coverage for each address, since flood zones exist away from the coast too.

Is the home your main residence on January 1? Then file for the homestead exemption with the Lee County Property Appraiser by March 1. It takes the first $25,000 of assessed value off all property taxes. It also takes up to $26,411 more off non-school taxes on value above $50,000. After that, the Save Our Homes cap limits yearly increases in assessed value to 3%.

As in the rest of Lee County, hurricane season runs June 1 to November 30. Wind, heavy rain and standing water are the main storm worries here. Check drainage, roof age and any wind mitigation report.
