Property taxes on Sanibel

Property taxes on Sanibel combine City of Sanibel millage with Lee County, school and district levies. The Lee County Tax Collector collects them all. Your bill depends on taxable value, the millage rates and your exemptions. City assessments, such as solid waste, add to it. Here is how each piece works.

How is a Sanibel property tax bill built?

The Lee County Property Appraiser sets each property's value. Taxing bodies then set millage rates. These include the City of Sanibel, the County Commission and the School Board. A mill is one dollar of tax per $1,000 of taxable value.

Non-ad valorem assessments are added for services and do not depend on value. On Sanibel, that includes the solid waste assessment. The city is weighing a possible stormwater assessment for fiscal year 2027. None had been adopted when this page was written.

What is the TRIM notice and when is the bill due?

In August, the Property Appraiser mails the Notice of Proposed Property Taxes, or TRIM notice. It shows market value, exemptions and proposed taxes before rates are final. Did you buy after January 1 and see a homestead exemption? It was the prior owner's, and it will be removed.

Bills go out in November and are due by March 31. Paying early earns 4% off in November, 3% in December, 2% in January and 1% in February.

How does the homestead exemption work on Sanibel?

If Sanibel is your permanent home on January 1, file with the Lee County Property Appraiser by March 1. The exemption removes the first $25,000 of assessed value from all taxes. For 2026, it also removes up to $26,411 from non-school taxes on assessed value above $50,000.

From the next year, Save Our Homes limits increases in assessed value. The cap is 3% or the CPI change, whichever is less. With portability, you can bring up to $500,000 of Save Our Homes benefit from a prior Florida homestead. You must set up the new one within three years.

What if my Sanibel home is a second home or rental?

Second homes and rentals get the 10% non-homestead assessment limitation. It does not apply to school taxes. After a sale, the property is reassessed at full market value the next January 1. The cap applies again the following year.

Rentals also need a City Business Tax Receipt, renewed each year by September 30. Put the full picture into the mortgage calculator. Then compare it on the cost of living on Sanibel page.

Common questions

Does Sanibel have city property taxes?

Yes. Sanibel is a city, so its millage appears on your bill. Lee County, school and district levies appear too. The solid waste assessment is also on the bill.

When is the homestead deadline on Sanibel?

March 1. You must own the home and make it your permanent residence by January 1 of that year. File with the Lee County Property Appraiser.

Will my Sanibel taxes match the seller's bill?

Often not. The seller's exemptions and caps end with the sale, and the home is reassessed at market value the next January 1. Rebuilt or elevated homes may also carry a higher value than before.
