Estero became a village on December 31, 2014, and had 36,939 residents in the 2020 Census. In the Village's 2018 planning data, about 59% of homes were single-family. About 41% were multifamily, a group that includes condos.

Expect single-family homes, villas and condos in communities with golf, clubs or preserves. Near the Estero River and Broadway, you will also find older homes outside the large communities.

Which part of Estero should I search first?

Think in bands from west to east. Bayside communities west of US 41, such as The Brooks and The Colony at Pelican Landing, sit closest to Estero Bay. The US 41 corridor holds Coconut Point and the Lee Health campus. Three Oaks Parkway and Corkscrew Road connect established communities such as Villages at Country Creek and Stoneybrook. What should buyers check on an Estero home?

About 45% of the village lies in a FEMA Special Flood Hazard Area. Check the flood zone and elevation for every address. Ask for the HOA budget, club fees and any CDD assessment together. Some communities, such as The Brooks, have a CDD.

Confirm the water utility: Lee County Utilities serves north of Williams Road and Bonita Springs Utilities south of it. Near the river, ask whether the home is on septic and whether a sewer conversion is planned.

Who provides water in Estero?
