The pros and cons of moving to Estero come from its design as a young village of planned communities between Fort Myers and Bonita Springs. Here is a balanced list to weigh before you pick a community.

Pro: state parks and new village parks

Koreshan State Park preserves a late-1800s settlement on the Estero River. Estero Bay Preserve State Park protects 11,381 acres along the bay. The Village bought 62.5 acres at Corkscrew Road and US 41 for Estero RiverPark.

Lee County's Estero Park and Recreation Center adds courts, a dog park, disc golf and an amphitheater. The Gulf beaches at Lovers Key State Park are a short drive west.

Pro: amenities inside planned communities

Many communities offer golf, clubhouses, pools and preserve views. That puts daily recreation close to home, often inside a gate.

Ask whether club membership is mandatory or optional, since that changes the cost.

Pro: shopping and care on US 41

Coconut Point is the main shopping and dining area. The Lee Health Coconut Point campus has a 24-hour emergency department. Miromar Outlets sits near I-75 at Corkscrew Road.

Pro: flood insurance discount and central location

Estero's Community Rating System Class 6 gives federal flood policies a 20% discount in high-risk areas. RSW, FGCU and I-75 are all close. The Census Bureau puts the average commute at 26.0 minutes.

Pro: no state income tax

Florida does not impose a personal income tax. Full-time residents can file for homestead and benefit from the 3% Save Our Homes cap.

Con: flood zones across much of the village

About 45% of Estero lies in a FEMA Special Flood Hazard Area, including land near the bay and the Estero River floodway. Hurricane season runs June 1 to November 30.

Your evacuation zone and flood zone are separate, so check both. The Village posts substantial damage letters by address, which help when you evaluate older homes.

Con: HOA, club and CDD fees

Most homes come with HOA dues, and some add club fees or a CDD assessment on the tax bill. Those costs add to the monthly budget and can change over time.

Ask for any CDD bond payoff balance, the HOA reserves and any pending special assessments.

Con: community rules

HOA documents often set rules on rentals, pets, vehicles and exterior changes, and some set minimum lease terms. Read them before you commit.
